Privacy Policy

The short version

We collect what we need to match you with agents and run the marketplace. If you're a seller, competing agents never see your name, phone number, or email — only the agent you choose receives them. We don't sell your personal information.

This policy covers both our website and the Sell My Home Market mobile app.

What we collect

From sellers

• Name, email address, and phone number
• Property address and details about the home
• Your selling preferences — programs, timeline, target price, and any terms you specify
• Which agents you mark as preferred, and which one you select

From agents

• Name, email, phone, license number, and brokerage
• Service area and the listing programs you offer
• Performance information you provide, such as transaction counts and sales history
• The proposals you submit

From the mobile app

The app collects the same information described above, with two additions specific to a mobile device:

• Photos. If you choose to add a profile photo, we ask permission to access your photo library or camera solely to upload the single image you select. We don't scan, browse, or store any other photo on your device. Agent photos are shown to sellers alongside a proposal; seller photos are visible only to you.
• Push notification token. If you allow notifications, we store a device token so we can alert you about your listing, new proposals, bidding deadlines, and results. The token identifies the device, not you personally, and we delete tokens once they're no longer valid.

You can revoke photo access and turn off notifications at any time in your device settings. The app keeps working without either. We don't collect location data, contacts, or advertising identifiers, and we don't use third-party analytics or tracking in the app.

From third parties

When you enter an address we retrieve property records and an automated valuation from third-party data providers. This includes public record information such as parcel number, ownership of record, assessed value, sale history, and occupancy status. We use it to estimate value and to verify that the person listing a property is authorized to sell it.

• To produce your valuation and prepare your listing
• To verify ownership and confirm a property can legitimately be sold
• To match your listing to agents who serve your area
• To score and rank proposals
• To send transactional email, text messages, and push notifications about your listing or agent activity
• To operate, secure, and improve the service

What we share, and what we don't

Sellers: competing agents see your property details, city, and what you're looking for. They do not see your name, phone number, email, or street address. Those are released to a single agent — the one you select — at the moment you select them.

Agents: your profile, brokerage, license number, and stated track record are visible to sellers reviewing proposals for their own listing.

We share information with service providers who help us operate: hosting and database infrastructure, property data providers, and email, SMS, and push notification delivery services. They may only use it to provide those services to us.

We do not sell personal information. We may disclose information if required by law or to protect against fraud or abuse.

Communications and opting out

You can opt out of text messages by replying STOP, out of marketing emails using the unsubscribe link, and out of push notifications in your device settings. Transactional messages about a listing you've submitted are part of the service.

Retention

We keep listing and account records for as long as your account is active and as needed for legal, tax, and audit purposes. You may request deletion of your account and associated personal information, including any profile photo and stored device tokens.

Your rights

Depending on where you live, you may have the right to access, correct, delete, or obtain a copy of your personal information, and to opt out of certain uses. California residents have specific rights under the CCPA/CPRA, including the right to know what we collect and to request deletion. To make a request, contact us using the details below.

Security

We use access controls and row-level database permissions so that sellers, agents, and administrators can only reach the records they're entitled to. No system is perfectly secure, and we can't guarantee absolute security.

Children

The service is not directed to anyone under 18 and we don't knowingly collect information from them.

Changes

We may update this policy. Material changes will be reflected in the date above.
